A Study on the Residency Preference Factors related with the Welfare Housing for the Elderly

Abstract
This study attempted to empirically analyze the important preference factors related with living in welfare housing facilities for the elderly, and the factors influencing the satisfaction levels and the residents`decision to prolong their stay at the facilities. The factor analysis showed that there are five main factors-publicness, cost, tangibleness, intimacy and location- used for studying the residency preference factors. Regression analysis results pointed out that publicness, cost, tangibleness and sex have statistically significant effects on overall satisfaction levels of the residents. In addition, the results of logistic analysis suggested that factors including tangibleness, cost, location and intimacy have statistically significant impact on the residents` intent of remaining at the welfare housing facilities. More specifically, infrastructure and location were found to be considered important by residents; results further demonstrated that security deposits and monthly costs have significant influence on the intent to stay at the welfare housing facilities. Overall, the results suggest that for further development of the welfare housing for the elderly, certain measures are required to provide affordable facilities at suburban areas and financial support to the residents, and to increase governmental monitoring and guidance.
